Quick Homebuyers has the experience and expertise to properly evaluate your house and determine its value in “as-is” condition. With 36 years of experience, we are very familiar with all of the DC Metro Area. We are local, family-owned and we stand by our word.
We need very basic information from you about your house. How long you have lived there, number of bedrooms, bathrooms, overall condition of the property and that is all we need. This will take literally less than 5 minutes over the phone.
After gathering the information above, we will do the necessary research to locate properties in your neighborhood that are comparable to your home. We compare square footage and style/type that have sold in remodeled condition in the last several months. That information, with the estimated cost of repairs will assist us in making you a ballpark offer over the phone so we don’t waste your time before visiting your home.
By law, the attorney doing the settlement for your property must pay off any mortgages and/or any liens at the same time that you receive your funds. All settlements are done by a licensed attorney and their settlement company.
If you are in bankruptcy, that is no problem whatsoever. We contact the court trustee at the bankruptcy court and inform them of your plans to sell the property. They will request that we send the contract to them to review and sign off. As soon as it is signed off by the bankruptcy court we would proceed to settlement.
A title search is a compiled record/file that is held in the courthouse. This search is performed on your property to reveal and evidence any past or current mortgages, liens, judgments, back taxes, etc. that may be owed on your property. If there are no such liens, mortgages, judgments or back taxes, then we can proceed to settlement without obtaining any payoffs.
The title search also reveals any past owners and possibly any liens that were not released from a previous owner when you or your family originally bought the property. Sometimes mistakes are made at prior sales of your property and the liens don’t get released as they should have. If this is a case we have to go back to the prior settlement company to make sure those liens are released in order to protect you.
